We start at the roof and evaluate not only the roof surface, but also the chimney, the electrical service entrance, the plumbing stack and eavestroughs.

Our next step is to inspect the exterior of the home; the foundation, brickwork, vinyl siding, windows / doors - age, condition and caulking, then the AC system for damage and operation. We use a macro and micro approach to look at both the big picture and the details.

After the Exterior, we start in the basement, checking the furnace, age condition and operation; Electrical panel and general wiring for type (Copper or Aluminum, perhaps signs of Knob and Tube wiring still being used). Plumbing - type and condition, hot water tank.  Structure of foundation and moisture checks for finished wall sections and signs of moisture entry. The upper floors are then checked with bathrooms and bedrooms and the attic for proper insulation, ventilation and roof structure and also any signs of mold.  

Consider adding a Thermal Imaging Inspection to verify all insulation is present in walls and ceiling.  Also helps to identify areas that might have a build up of moisture resulting in mold presence. 

Same day, detailed defect inspection report, including description of all the systems in the home, as well as any recommended improvements. This will help you prioritize the improvements and develop a blueprint for your future in the home.  The report is colour coded, which allows you to zoom in on the most important defects.
